Brian K. Malliet is the founder of BKM Capital Partners and serves as its Chief Executive Officer, Chief Investment Officer, and a leader on BKM’s Investment Committee. He has been integral in the firm’s strategic development and direction since its inception in 2013, nearly doubling BKM’s size annually and creating a robust operator platform spanning 6 U.S. states under his guidance.
A tenured and respected CRE executive, Brian Malliet has spent the past 11 years making a name for himself within a once-overlooked segment of the industrial market. In launching BKM Capital Partners in 2013, Malliet sought to not just create a new platform, but to also bring structure to a previously fractionalized component of the industrial sector—value-add opportunities within the multi-tenant light industrial and logistics space in key industrial corridors in the Western U.S. In creating and executing this vision, Malliet has now grown BKM Capital Partners into one of the leading owners and operators of multi-tenant light industrial product in the Western region, boasting an impressive current portfolio of over 60 assets spanning 10.9 million square feet, valued at over $2.2 billion.
Malliet has more than 36 years of commercial real estate and investment experience with expertise in small and mid-bay light industrial, having acquired over 120 light industrial and multi-use logistics assets in the Western U.S. valued at approximately $3.3 billion, as well as having facilitated more than 150 million square feet of real estate transactions over his career. Malliet’s expertise ranges across the board from acquisition, underwriting, development, and execution, to capital raising, asset management, and marketing, providing a springboard to launch and operate what would become a fully vertically-integrated, best-in-class industrial operating platform.
Malliet has overseen BKM’s growth from a two-person operation into a robust investment platform active in 6 states, with 13 national offices housing more than 90 employees in Q1 2024. The team has thus far invested in nearly $3.5 billion worth of small and mid-bay assets with approximately 17 million square feet and 3,000+ tenants in 95 properties, expanding its holdings significantly each year to match the rapid pace of growth in the light industrial sector post COVID-19.
Under Malliet’s leadership, BKM Capital Partners has also obtained almost $1 billion in capital commitments for its BKM Industrial Value Fund series. The debut fund raised $140 million and its performance was in the top quartile, with a gross IRR of 25.7% and gross EM of 2.6x. Fund II, raising more than $354 million, followed in similar fashion.
Malliet continues to be the backbone of BKM’s exponential growth and success as the firm continues to invest in high quality industrial assets, remaining committed to providing stellar returns to investors and a top-notch experience to its tenants. Focused on expanding BKM’s infrastructure, Malliet led the establishment of a fund management platform, along with asset and property management divisions in order to touch all areas of CRE management. He also launched an independent advisory board, expanded BKM’s joint venture partnerships and had record-breaking performance and execution on its assets, all while pursuing environmentally sustainable business practices.
