The asset is located in the southeastern end of downtown Portland, in the Clackamas submarket, with high barriers to entry and no new supply to be delivered in the foreseeable future. The asset presented an immediate value-add opportunity and underwent a massive revitalization, with added dock-high loading doors and demising of the asset into two units to increase functionality.
