The property is in a prime location, just a mile south of Phoenix Sky Harbor International Airport and a few miles east of Arizona State University’s giant Tempe campus. The asset has undergone a cosmetic overhaul through BKM's signature capital improvements package, including a refreshed paint scheme, upgraded signage, and modernized landscaping. BKM also addressed deferred maintenance on HVAC units, roofing, and the parking lot.

The asset was realized in March 2021.
